NAI Charter Announces $7,100,000 Sale of 170,000± Manufacturing Facility
CHATTANOOGA, TENNESSEE – May 4th, 2023 – NAI Charter, a member of the world’s premier managed network of commercial real estate firms, announced today that J. Bryan Rudisill, SIOR, Vice President has successfully represented the owner, HT Holdings, LLC, in the sale of their facility located at 3800 Old Tasso Road, Cleveland, TN. The property consists of roughly 170,000 SF of warehouse and offices on approximately 20 acres. The Purchaser is MP Holdings, LLC.
MP Holdings is a logistics company and plans to expand its Athens, TN operation with the purchase of the property. The seller purchased the former Hardwick Clothes company, a legacy clothing manufacturer and one of the oldest employers in Cleveland. The Seller, Hardwick Tactical, converted the operations of Hardwick to manufacture uniforms for the military. The seller is consolidating its operations from the Cleveland facility to other manufacturing sites in Florida and Puerto Rico.
Appalachian Title Company, in Knoxville, handled the closing services. Chambliss, Bahner, & Stophel PC represented the seller while Long, Ragsdale & Waters, PC represented the buyer. Mountain Commerce Bank, Knoxville, TN was the lender. The purchase price was $7,100,000.
